Barndo financing, handled

Straight talk: barndominium financing is harder than financing a stick-built house. Some banks will not touch metal-frame homes, and appraisers can struggle to find comps. We do not pretend otherwise. What we do is route you to local banks, credit unions, and ag lenders that actually fund barndo construction in South Carolina, and we hand them an engineered plan set, a firm budget, and a comp package built for acreage. Get pre-qualified before design work starts, so nobody spends months on a home a bank will not fund.

Can I actually get a loan for a barndominium?

Yes, with the right lender. Construction-to-permanent loans work for barndominiums when the plans are engineered, the budget is complete, and the appraisal is supported with the right comps. We package all three before you apply: stamped plans, a line-item budget, and acreage comparables. Local banks, credit unions, and ag lenders are usually the best fit, and we point you to them before design work starts so you can pre-qualify before anyone spends time on drawings.

What does a barndominium really cost?

A kit is a shell: sellers commonly quote $20 to $35 per square foot in materials, before the pad, slab, interior finish, well, septic, and driveway, and before you find a contractor willing to take over someone else's building. Our turnkey barndos finish at $185 to $235 per heated square foot on one fixed-price contract. At those rates, a 2,400 square foot barndo runs $444,000 to $564,000 for the building, with site work quoted firm on top.

Will the county or an HOA allow a barndo on my land?

Unincorporated acreage across Greenville, Spartanburg, Anderson, Pickens, and Oconee counties generally allows them, but deed restrictions and HOAs can prohibit metal-sided homes, and municipal zoning varies. Before you spend anything on design, we run a desk check on your parcel: zoning, setbacks, easements, flood zones, and recorded restrictions. If a barndo will not fly on your land, we tell you before design starts.

Can you build the shop and the house together?

That is the whole point of a barndo, and our plans are drawn for it: shop bays, lean-tos, deeper porches, and oversized doors are priced options, listed in writing like everything else. If you only need the shop building or the pad and driveway for now, our family's site crews handle that work too, and the home can follow on the same pad plan later.
