Our land partner

The ground work behind every Alumni home.

Nelson Land Management clears, grades, and preps the site for every home we build. It is our family's land company, and its crews work Greenville, Spartanburg, Anderson, Pickens, and Oconee counties every week.

Why it matters to you

Why our site work stays in the family

Clearing and grading an Upstate lot runs $15,000 to $50,000 before well and septic. Who does that work decides whether the number in your contract holds.

1

A firm number, not an allowance

Many build-on-your-land builders carry site work as an allowance and true it up after you sign. Because Nelson is our family's company, clearing, grading, and the driveway go into your contract as one firm figure, with rock and unsuitable soils at written unit rates.

2

The crew that prices it does it

The people who walk your land and price the site work are the people who run the machines on it. No outside sub bidding a lot they have never seen.

3

One family, one schedule

Site work is where custom builds slip, usually while a clearing sub finishes a bigger job across the county. One family plans the site work and the build together, so the pad is ready when the foundation crew is.

What Nelson does before we pour a footing

Every Alumni site gets the same package, matched to the plan you pick and the ground it sits on.

Nelson offers the same package to any landowner. The details and typical costs are on its home site prep page.

  • House and garage footprint cleared and grubbed, with working room around the foundation
  • Trees you want to keep flagged before the first cut and worked around
  • Driveway path cut and stoned, with a culvert at the road where one is needed
  • Septic field and well area opened up without packing down the drain field
  • Building pad built up and rough graded so water runs away from the house
  • Silt fence and a stone construction entrance where the permit calls for them
  • Stumps ground or pulled, and debris mulched or hauled off
  • Utilities located before any grading or trenching starts

Same family, new name

Nelson Stump & Land Clearing is now Nelson Land Management.

The work grew past stumps. Today Nelson clears lots and acreage, mulches underbrush, grades pads and driveways, fixes drainage, and keeps pastures and pond banks cut on a schedule. Jacob and Bryce Nelson run the crews and answer the phone themselves.

If you knew the old name, nothing else changed: same family, same crews, same counties.

Questions about our land partner

Is Nelson Land Management part of Alumni Homes?

They are separate companies under common ownership, run by the same family. Nelson does the site work on every Alumni home, and it also works directly for landowners, builders, and developers across the Upstate.

Is the site work in my Alumni contract?

Yes. Clearing, grading, and the driveway are quoted as one firm figure in your contract. Rock and unsuitable soils are priced at written unit rates agreed before you sign, so nothing about the ground is left as an allowance.

Can I hire Nelson without building with Alumni?

Yes. Nelson clears and preps home sites for any landowner and for other builders, and it handles clearing, mulching, grading, driveways, and drainage on land with no house planned at all. Call (864) 528-3099 or visit nelsonstump.com.

Is this the same company as Nelson Stump & Land Clearing?

Yes. Nelson Stump & Land Clearing is now Nelson Land Management. Same family, same crews, and the same work across the Upstate, under a name that fits the clearing, grading, and site work it does today.
