Eight checks on every lot you send, written up so you, your agent, your lender, and your closing attorney are all reading the same facts.

Recorded restrictions

We pull the deed, the plat, and any HOA covenants or deed restrictions, and tell you plainly what they allow and what they rule out, from metal siding to barndominiums.

Zoning and setbacks

County zoning, setbacks, and easements, laid out as the area you can actually build in, not the acreage on the listing.

Flood, wetlands, and soils

FEMA flood maps, mapped wetlands and streams, and the county soil survey, checked before anyone walks the ground.

Utilities at the road

Water, sewer or septic, and power: what is already at the road, what has to be extended, and what the taps cost.

The walk

We walk each lot with you: access, slope, rock, drainage, the driveway route, and where a septic field would have to go.

Where the house would sit, which of our plans fit the buildable area, and whether the lot works for the home you have in mind.

What if none of the three lots work?

Then you found out before closing instead of after, with the reasons in writing for each one. A lot that fails on septic, access, or restrictions is the most expensive mistake in building on land, and catching it is the point of the consultation.

When do the 90 days start?

The day you book. Any three lots you send inside that window are covered by the $2,000.

How does the credit work?

If you sign a construction contract with Alumni Homes within 12 months, the full $2,000 goes toward your deposit. If you do not build with us, the reports are still yours to keep.

What is the perc test add-on?

The perc test decides whether a lot can take a septic system and how large it can be. In South Carolina it is a state soil evaluation with test pits, and the septic permit depends on it. The add-on is $1,800 per lot with permits, and you only order it for the lot you are serious about.

Do you find or sell land?

We do not list, sell, or negotiate land, and we take no commissions. You or your agent find the lots and handle the purchase. Our job is the building side: what each lot allows, what it will cost to build there, and whether it fits the home you want. If you have no lots yet, our free monthly lot list is a good place to start.

I am already under contract. Is there time?

Book today and put your due diligence deadline in the form. We plan the research and the walk around that date so you decide on numbers before the contingency runs out.

Is this a survey or an engineering report?

No. It is a builder's review of what a lot allows and what it will cost to build on. Boundary surveys, engineering, and the septic permit come from licensed surveyors, engineers, and the state, and we tell you which ones your lot needs.
