Most builders make you book an appointment, sit through a pitch, and hand over your phone number before they will say a price. We think that is backwards. You are budgeting the biggest purchase of your life, so here is our full rate card: three spec levels, what each includes, what site work really costs on Upstate land, and the government fees every builder pays but few will list. Compare us line by line against anyone.

Every home essential done right: solid trim package, quality cabinetry, granite counters, architectural shingles, and the same framing, insulation, and mechanicals as every tier. Most 2,400 to 2,800 square foot plans land here.

A step up across every room: upgraded cabinetry and lighting, quartz counters, tiled owner's bath, wider trim, and exterior touches like board-and-batten accents and deeper porches. The spec most buyers picture when they say custom.

Rates shown are per heated square foot for library plans, current as of September 2026, and repriced quarterly as material and fee schedules change. Your firm number comes from your Home & Land Plan. Government and utility fees vary by jurisdiction and are passed through at cost.
Worked example, all in
The Keowee on a wooded three-acre lot with well and septic: $649,000 base, plus roughly $30,000 to $50,000 of site work and $15,000 to $30,000 for well and septic, comes to about $695,000 to $730,000, in writing before you sign. Land not included.
Base price is the heated area at the Standard rate plus each plan's foundation, garage, porches, and engineering package, which is why the per-foot figure varies by plan. Barndominium plans use a separate steel-frame rate.

The number nobody else publishes
Site work: the number few builders publish
Here is what other builders bury: clearing an Upstate lot runs $5,000 to $20,000, grading $10,000 to $50,000, and a well and septic system adds $15,000 to $30,000. Many build-on-your-land companies cover all of that with an allowance, then true it up after you have signed. We do it differently because the site crews are our family's clearing company, Nelson Stump & Land Clearing. We walk your land, probe the soils, and quote clearing, grading, and the driveway as one firm number before you sign. Rock and unsuitable soils get a written rider with unit prices agreed up front, so even the worst case has a price.
