Already have plans? We will build them.

Drawn by an architect, a designer, or bought from a plan website: send them over and we build them on your land, anywhere in Greenville, Anderson, Pickens, or Oconee counties. Same fixed-price contract and the same site work by our family's crews as a home from our own plans.

How it works

What happens to your plans

  1. 1

    Send the plan set

A PDF is fine, CAD files help. Architect drawings, a designer's set, or a plan you bought online all work. Tell us where the land is, or which listing you are looking at.

  2. 2

We check it against your lot

How the house sits on the grade, setbacks, the septic area or sewer tap, the foundation your slope calls for, and the county's building code. Anything that has to change is listed in writing.

  3. 3

    Priced line by line

We price your drawings at the spec tier you choose, with site work quoted firm by our family's crews. You sign one fixed price, with the rock and soils rider in writing.

  4. 4

    Permits, then the build

We pull permits, our crews clear and grade, and construction runs nine to twelve months with photos from your lot every Friday.

What to send

Whatever you have is a fine start

  • Floor plans and exterior elevations
  • Foundation, roof, and section sheets if you have them
  • CAD or PDF files, whatever you have
  • The plan license, if you bought the plan online
  • The lot address or a link to the listing
  • Photos or a list of finishes you like

Email the files to contact@alumni-homes.com after you send the form below.

The plan license

Plans bought online usually license a single build, and changes often need the CAD license. We check what yours allows before anyone redraws a line.

Code and engineering

Every set gets checked against the county's adopted code, plus the structural and energy requirements the inspector will ask for. Missing sheets get flagged early, not at permit.

The fit on your land

A plan drawn for a flat lot may want a walkout on yours. We place the house, the driveway, and the well and septic zones before the price is set.

The budget

If the drawings price above what you want to spend, we show you where the money is and which changes bring it back, before you commit to anything.

Questions about building your plans

Do you build plans bought online?

Yes. Plans from websites and catalogs are common. We check the license first, since most allow one build and some require the CAD license for changes, and then review the set for your lot and the county's code like any other plan.

How do you price my plans?

From the drawings, line by line, at the spec tier you pick. Our own plans run $185 to $235 per heated square foot, which is a fair reference, but tall ceilings, complex rooflines, and a lot of glass move the number. That is why your plan gets a real price instead of a per-foot guess.

What if my plans need changes?

We list every change the lot, the code, or your budget calls for, in writing. Your architect or designer can make them, or we can bring in a draftsman to handle it.

Is it still a fixed price?

Yes. Once the drawings and selections are final, you sign one fixed price that includes the site work, with rock and bad soils at unit prices you see before signing. Changes after that are priced and signed before the work happens.

Do I need land first?

No. We can check your plans against a lot you are considering before you buy it. The free site walk works on a listing too, and our land due diligence goes deeper if you are weighing a few lots.

What does it cost to get started?

The site walk is free. The $4,500 Home & Land Plan is where your plans get fitted to the lot and priced into a full budget your lender can underwrite, and the $4,500 comes off your contract price when you build with us.
